What we provide

DOR offers 3 main service packages whilst following the RIBA (Royal Institute of British Architects) Plan of Work.

First we design with you all the way to applying for Planning Permission. We can expand on this to prepare Building Control and Construction drawings. We can also support you during the construction phase all the way to handover.

Beyond these, we can offer specialist services including the preparation of tender packs/SOW helping you select a contractor, Contract Administration and Project Management etc.

  • Visit the property and carry out an initial appraisal
  • Assist the client in developing the Initial Project Brief
  • Establish the clients Project Budget
  • Prepare and discuss alternative Feasibility Studies for the project
  • Advise on the project roles and other members of the project team required

  • Prepare a preliminary Concept Design and discuss with the client
  • Develop the Concept Design and Final Project Brief
  • Provide information to a QS for an approximate estimate of cost
  • Submit the final design proposals and approximate cost for approval

  • Develop design with rest of project team
  • Obtain updated Cost Information
  • Submit the Developed Design and Cost Information for approval
  • Make an application for detailed Planning Permission

Detailed Design

  • Develop the Technical Design to enable a tender or tenders to be obtained
  • Co-ordinate and integrate the designs of the other project team members
  • Make an application for Building Regulations approval
  • Prepare documents required for pricing
    Identify extent of design work by contractor
  • Advise on the appointment of a contractor
  • Advise on an appropriate form of Building Contract and its completion
  • Inviting and processing tenders

Construction

  • Provide the contractor with information required for construction
  • Visit the site to see work is proceeding in accordance with Building Contract
  • Attending construction progress meetings
