2. Our Services

DOR Architects Ltd provides a full range of architectural services for residential, commercial, mixed-use, and community projects. Our services typically include, but are not limited to:

a) Feasibility & Strategic Advice

  • Site analysis and massing studies
  • Pre-purchase due diligence and viability assessments
  • Planning risk advice
  • Design-led development appraisals

b) Architectural Design

  • Concept design and spatial planning
  • 2D and 3D architectural design development
  • Interior architecture and design
  • Sustainable and passive design integration

c) Planning Services

  • Pre-application consultation support
  • Full planning applications (including Design & Access Statements)
  • Permitted Development advice and applications
  • Lawful development certificates
  • Planning appeals (written representation only)

d) Technical & Construction Design

  • Detailed drawings and specification packages (RIBA Stages 4–5)
  • Building Regulations drawings and compliance management
  • Coordination with structural engineers, M&E consultants, and other specialists
  • Tender and contractor selection assistance

e) Project Management & Contract Administration

  • Tendering and procurement support
  • On-site contract administration under JCT contracts
  • Site visits, progress reports, and quality monitoring
  • Coordination with consultants, contractors, and suppliers

f) Interior Architecture & Joinery Design

  • Bespoke kitchen, bathroom, and storage solutions
  • FF&E (furniture, fittings and equipment) specifications
  • Material palettes and finishes schedules
  • Interior detailing and lighting layouts

g) Additional Specialist Services

  • Class MA, C3, C4 and sui generis use class change applications

All services are provided subject to a formal appointment, which outlines the scope, fee structure, deliverables, and terms specific to your project. Where appropriate, we work in accordance with the RIBA Plan of Work.

3. Client Responsibilities

You agree to:

  • Provide accurate project details and information
  • Notify us of any changes in project scope or contact info
  • Secure any required permissions (e.g., landlord approval)

4. Intellectual Property

Our deliverables (drawings, designs, images, reports, website content) remain the intellectual property of DOR Architects Ltd unless a written agreement states otherwise. No reproduction, sharing, modification, or distribution without prior permission.

5. Fees & Payment

  • Payment is due within 7 days from the date of invoice or as specified in individual proposals.
  • Overdue payments will incur interest at 8% above the Bank of England base rate applicable at the time the payment was due.
  • Interest applies to the outstanding amount from the day after the due date until payment is received.
  • We reserve the right to halt work or suspend deliverables until outstanding invoices are paid.

6. Cancellation & Termination

Either party may terminate in writing, typically with 7–14 days’ notice, subject to the signed agreement. Fees for work completed up to termination remain payable. We may terminate or suspend services immediately for contract breaches or abusive behaviour.

7. Limitation of Liability

We perform services with reasonable skill and care but are not liable for delays or issues caused by third parties. We exclude liability for indirect, consequential, or incidental damages. Our total liability is limited to the fees paid for the services in question, except for death or personal injury caused by negligence.

8. Third-Party Consultants

We may involve independent consultants. As they operate independently, we’re not liable for their work or any associated errors.

9. Planning & Regulatory Advice

We provide planning advice but cannot guarantee local authority approval, compliance decisions, or outcomes of planning applications.

10. Website Usage

You agree not to misuse the website, scrape content, introduce viruses, or attempt unauthorized access. Content is provided “as is” and does not constitute professional advice.

11. Privacy

We process personal data per our Privacy Policy. Using our services or website implies consent to this processing.

12. Governing Law & Dispute Resolution

These terms are governed by English law. Disputes will be resolved in the courts of England and Wales.
