For developers and owners

How many flats could my building take?

A quick first indication for converting or extending a building into flats, based on the minimum flat sizes London requires. It's not a design or planning assessment: layout, light, stairs, fire safety and planning policy all affect the real number.

450 m² gross · about 338 m² inside flats

Roughly 3–6 flats

  • All 1-bed, 2-person (min 50 m²)6
  • All 2-bed, 4-person (min 70 m²)4
  • All 3-bed, 5-person (min 86 m²)3

A mix usually lands between these. Planning policy often asks for family-sized homes too.
