Loft conversions
DOR Architects is a RIBA Chartered practice in Golders Green, NW11. We design loft conversions across Barnet, Camden, Westminster, Haringey, Brent and Harrow, and you work with the principal architect throughout. Many lofts don't need planning, so we tell you early which route yours takes.
The most common loft in North London. A box-shaped extension at the back adds full headroom for a bedroom and bathroom.
For semi-detached and end-of-terrace houses with a sloping side roof. The slope is built up into a vertical wall, often combined with a rear dormer.
Near-vertical slopes front and back for the most space. Usually needs planning permission, and is common on London terraces.
Many don't. A loft can be permitted development if it adds no more than 40m³ on a terraced house or 50m³ on a semi-detached or detached house, has no dormer facing the street, sits at least 20cm back from the eaves and uses materials similar to the house. Flats, listed buildings, conservation areas and Article 4 areas usually need planning.
In a conservation area, a loft extension that changes the roof shape needs planning permission. In Hampstead Garden Suburb, the Suburb Trust also has to approve changes. Check with your council before you commit.
Usually, yes, on terraced and semi-detached houses, because the work often cuts into the shared wall. You must give your neighbours notice before work starts.
If your loft is permitted development, an optional Certificate of Lawfulness confirms it in writing. It isn't required, but it gives peace of mind and helps when you sell.
Our initial fee covers the survey, 3D model and concept design (Stages 0–2). Planning drawings and a Certificate of Lawfulness are optional extras, only if your loft needs them. Tell us about your home and you'll see your indicative fee straight away. Planning a rear extension too? See our house extension architects page.
